COVENANT CHANGE – SHEDS AMENDMENT PASSED

Amended as of 12/11/2023:

ARTICLE VI.   SECTION 8A.

An outbuilding/shed will be permitted only after application and approval from the Architectural Control Committee.

An outbuilding/shed is a permanent structure, separate from any other, located on the lot of an owner in a place that will not violate any set-back building line applicable to the lot, or that will not encroach on any easement to which the lot is subject.

Only one shed per residence is allowed.

The structure shall be constructed on a poured concrete slab of no less than 4”. 

The square footage of the structure shall be no more than 100 square feet.

The structure shall be no more than one story in height: its walls no more than six (6) feet in height with an actual exterior peak of no more than eight feet six inches (8’6”) in height.

Only new materials shall be used to construct the structure.

Roof should be pitched and made of shingles. Flat roofs and rolled tarp roofs are not allowed. 

The color of the materials used for the roof and for the siding is to resemble, as closely as possible, the color of the same parts of the dwelling on the lot.

The area around the outside of the structure shall be free of anything stored there, including by way of example, but not limiting, materials, machinery, equipment, firewood, tools, trash receptacles or grass clippings. To the extent possible, the method of construction and workmanship on the outbuilding/shed shall be consistent with the method and workmanship on the dwelling.
